Help Needed : Buying a house

How many of you here have bought a flat in Pune / Mumbai and what all is needed to be checked while doing that?

Would greatly appreciate all advice which would be forthcoming.

I dont have exp in buying but still I know some things :

1. Reputed builder (if u r not buying ready-possesion, some builders take hell lot of time to get falt ready)

2. Good area - Now a days there are lots of probs with water. Just make sure that area has no problems.

3. Bargain, Bargain,Bargain. Now a days they just tell u high prices. They'll come down from anywhere between 50/- to 200/- easily.

ready to occupy flats are more expensive, 'under construction' will be less. but for 'under construction' flats many builders give you the option of modifying the internal design a bit and choosing more expensive accesories (of course at extra cost)

the flats near the roads or exits will be more expensive, inside ones will be cheaer. but many builders wuld like to get rid of inside buildings first so they will keep telling you that all the more conveniently located flats are 'booked already'.

do not go in for a first time builder. Ask them about their earlier projects and visit.

GOLDEN RULE: take a loan from HDFC this way you are assured of the builder's genuineness and validity of title to land, permission to construct etc.

If the builder says that the more conveniently located ones are booked already then how do I tell him that get me a corner flat or else... ??

Just say you're sorry and that you'll find some other builder to give you a corner flat.

also beware of some builders who are into flats for the first time , they use the goodwill or marketing infrastructure of better known names. Initially it will be projected as if it is a partnership of 'x' newcomer and 'y' a reputed flats builder. In reality it is a sham.

also the builder will not disclose the exact township plan. Initially he will construct 10-15 well spaced out buildings. you will be impressed that there is lot of air space between the buildings. after you buy the flat you can see buildings coming up between your building and the adjacent building!

also 24-hour water supply and transport facilities are a sham. He wud bribe the authorities and ensure that water and transport are not a constraint UNTIL all his flats are sold.
